A pretty smart position to be in....

I just had to write this blog, as we showed the property featured in the photo on the left to a lovely family from Boston who are here on the Island, having just a wonderful time!
It was one of those chance meetings, when you get chatting and one thing leads to another, and there I was, showing this most stunning property. What really made my day was the excitement of the 5 year old young lad, who ran down to the dock and shouted gleefully "look a fish".... and yes, there was this super sized fish meandering its way around the dock. That was what it is all about here, finding that special place to have as a second or holiday home, where special moments can be appreciated, and it is often the youth that remind us. Mum and Dad, at one time had three, yes three children all under the age of 5 - not long ago, (and those parents who have been there will recognise the challenge that that situation promotes !) were enjoying the opportunity to view and dream for a new potential home in the sun.
The TV programme "Location, Location Location " sums it all up really well in the real estate business, and it is rare to find that home that fulfills all the criteria that a client is seeking. The photo here is the immediate neighbor, so that really shows the environment well that this home sits in. It is the skill of helping others find that dream home, a function that professionals take very seriously, as in the end, not only do we want to sell properties, but we really do want our clients to feel that they have made the right choice for the right reason.

Often one will know instantly whether a property is right, and this instinct is usually found in the first few minutes of a viewing. This was certainly the case in this visit and perhaps the family will take the plunge. Maybe it was the private beach (left) that pressed the button. Maybe it was that fish.

When investing in a second home, it is always advisable to take advice of professionals and to be comfortable with all those concerned. Seeking good counsel is always a good reason to perhaps take time out to make sure that the decision is right. Usually, the decision is right at that time, as the factors involved do vary from time to time.
Why is it a good idea to invest here in Turks and Caicos? Here are a few pointers that are published by the Turks and Caicos Real Estate Association, a professional body which we are proud to be in.

So, why invest here in Turks and Caicos?

  • The TCI market is free and open to everyone so any nationality may purchase and hold land.
  • There is no property tax or other cost of holding land other than the “one off” stamp duty based on price paid and payable on closing.
  • .There are no capital gains, inheritance or other taxes on disposal of property, so the full sale proceeds are realized.
  • Since the country is a British Overseas Territory, all the necessary infrastructure is in place and political stability is ensured.
  • The Land Registry insures that your title is guaranteed by the Crown and is registered with the Government
  • A government Planning Department oversees building codes and development plans.
  • The Strata Titles Registration Ordinance provides for freehold title in a condominium complex.
  • As a well established off-shore finance centre, all information is held in strict confidence and title to property can be held personally, in your local trust or through your local company.
  • For investment and planning needs, the Islands have qualified and knowledgeable personnel in all business areas including real estate agencies, international accounting firms, international banks, legal firms, architects, contractors and engineering firms.
  • The islands are renowned for their sunny climate, friendly people, low crime rate and as one of the best diving and snorkelling areas in the world.
  • Grace Bay beach has been voted “Best beach in the world” 2005, 2006, 2007
  • Providenciales enjoys excellent daily international flights from USA, and weekly direct flight from London. Local airlines fly inter-islands.
These are fairly compelling positive reasons for making that adventurous step. Many have taken this route, and have really been pleased with the outcome.

A team meeting to remember

This is a great photo of our colleague Andrew, on our morning visit to the Northwest Point area of Providenciales, where we have listed some new stunning virgin land.

Opposite clear blue seas, we explored this location and found the boundary markers that identity each plot. The breezes are cooling and the location is really wonderful.

Terrrance and Albert have two 10 acre plots, one on the beach and a second one plot back. Zoned for commercial use, the plots are screaming for hotel and residential development.

Getting to the location was a bit of a trial, as the road was cut out some time ago, and is overgrown in places. Fortunately we had the use of sturdy four wheel drive vehicles to overcome the challenge.

We also found, in the bushes and much to our surprise, a relatively new set of outdoor furniture, but without the cushions! Evidently we had stumbled upon a secret bbq place, a frying pan hanging in the bushes, two crude fire pits. and a dented old oil barrel.....what fun. This was, after all, some 2 miles from the nearest road and right in the bush.

We could not resist the temptation to take a photo of us all on the beach lounging in these chairs, so we "borrowed" them briefly for the photograph. We of course returned them to their original location undamaged, but had a bit of fun in the meantime.

The worries of the world were miles away as we scouted around the location, familiarizing ourselves with the layout and location of the land. Feeling very privileged to be in this place at this time, we wondered about what this opportunity may bring someone.

Keep an eye on our website, where photos and location mapping will soon be published. This was a team meeting to be valued.

And So to Business

And So To Business….preferably on the beach in the Caribbean.

Every now and again the New Year brings something special whereby everything falls into place from the start and positive energy reigns.

This is just what happened recently at Anchor Realty Ltd, in the Turks and Caicos Islands

Its owner and broker, Terrance McNeil Adams, who has a background in finance and real estate in the US , decided to come home to his roots, carve his own destiny and make a name for himself as a man of professional integrity, a person to do business with..

It was not a difficult task for Terrance to attract highly qualified associates to his newly opened office. His easy going, unruffled demure is intoxicating and empowers each of his team to be more enthusiastic, motivated and determined with each passing day.

Terrance was General Manager of Prestigious Properties on island for two years and elected not once, but twice to be President of the Turks and Caicos Realty Association in 2005 and again in 2006 and ended a year as Vice President in 2008 ( he is well liked!)

Listings are flooding in as vendors approach us and say,

“ We see you everywhere. What energy you have”

Visitors and enquiries to the web sites www.caribbeanhomefinder.net and www.anchorrealtyltdtc.com are rising rapidly as our name is getting out there.

Gone are the days of “And which real estate company do you work for? Never heard of them”.

Newly designed signage and corporate image are ensuring we are being taken seriously. None of us took off in the summer but chose to remain and work throughout to be available at all times to any potential buyer or seller.

In record time we have doubled our sales team, risen to being in the top three agencies for numbers of listings and opened another new office on the beach at Coral Gardens to be available to beachcombers, snorkellers and cafĂ© visitors. They pop by to chat real estate and that’s fun.

We all look forward to our weekly team meetings where we laugh, share marketing ideas, report our successes and eat the doughnuts that Terrance treats us to.! ( I told you he motivates us!)

The days are long and hard but varied and enjoyable.

We believe in the individuality of the property here, the sound investment opportunities and all in all year round sunshine.

The islands are within easy reach of the States being one and half hours from Miami and just 55 miles from Bahamian island of Mayaguana.

Several airlines fly into our international airport in Providenciales.

Many nationalities work, vacation and own property here.

Some choose to escape the cold climates and spend their winters here, returning to their primary homes in their native countries for the summer months.

The American dollar is the currency, English is the first language, the crime rate is low.

There are no inheritance taxes, property taxes, death taxes or personal income tax.

If you are wondering where to put your savings, perhaps property in the Turks and Caicos is the answer.

As the islands continue to develop, the choice of what to buy expands and capital appreciation increases.

And with an associate from Anchor Realty Ltd, you can be assured that your individual requirements and aspirations will be our top priority.

So do not delay , book the flight and come by either office to say hello and allow us to showcase all the islands properties available for purchase to help you decide what best suits you and your family.
